If I hadn't bought in 1998 I couldn't afford to live in my house. I more than doubled my money (the banks money to be more accurate) from 98 to 2001 and got another 50% by 2005. At the height of the market I could have gotten triple what I paid, but it's backed off since then (contrary to what Cleetzangy says).CID1990 wrote:Housing has been grossly overvalued for about 50 years- actual values were about right in 1950 considering what you were paying for

Housing has been grossly overvalued for about 50 years- actual values were about right in 1950 considering what you were paying for
Thats why I'm in the perfect situation right now- not having to buy... and when I retire I'm buying 48 foot long peripatetic house on water
screw em
BTW- price out the actual cost of materials and labor on your typical 2000 sq ft cookie cutter house
Its infuriating
Except middle class pay
Every chart you look at shows
Single Home housing / College Education / Automobile
all skyrocketing upward
If these things had simply doubled in price or even trippled we'd still be okay
Average New Car 1977: $3,800
Average annual College education including room and board: $2275
Average Home: $49,000

Cars didn't offer a whole lot of amenities in 1977 and they sucked balls. Our kids don't know what "flooding an engine" is and they'll never sit at a red light hoping their car doesn't stall, or continue to idle after you turn off the car.... Crank windows, AM/FM radio with a couple of speakers, maybe had AC, might have been a manual transmission, seats were adjustable only forward and backward, etc... people want a lot more in a car now. Also if you simply adjusted for inflation, that number would be more than double or triple today.Chizzang wrote:If these things had simply doubled in price or even trippled we'd still be okay

Burying the original simple point inside piles of random mostly irrelevant information
Indeed, 89hen
Technology has moved forward and prices reflect that
Homes are made better too
and college educations might be more complete as well
To the point:
Middle class salaries have basically tripled in 40 years (More accurately 3.18 X)
1977 $16,000 Salary
2017 $ 51,000 Salary
Rent / Home ownership / Education / Clothing / Automotive
Have all gone up 5 x and 7 x and in some cases 15 x
The true middle class is taking a beating...
Even dual income middle class households with twin $50 K salaries effectively 6 x more than 1977
aren't keeping up as a single family making $16K in 1977

At some point, I will return to driving a 1977 or likely earlier automobile and enjoy the holy living shit out of it. I will relish its simplicity and manual everything. It is, actually. It's just a house. There are more houses where that one came from and if someone wants to pay $300k for something b/c he outbid 5 other people, then so be it. It's just a house...it's not a life-saving kidney.89Hen wrote:Great strategy. You'll just wait until the list prices are $20's of thousands higher and then pay list.Ibanez wrote:Every house I put an offer on i was warned of a bidding war and i've lost every house b/c i refuse to pay $10s of thousands over the offer. I ended up paying about $25k below asking. Not too shabby.

My brother in law is a structural engineer and was telling me last weekend some crazy prices he's seen lately. Several homes selling for $200-$400/sq ft. Right now he's working on a house in the historic district- $1000/sq ft. Wtf? That's some serious FU money. Most houses around Charleston have been selling between $110-$125 anything over $125/sq ft, to me, is outrageous.JohnStOnge wrote:
