If I hadn't bought in 1998 I couldn't afford to live in my house. I more than doubled my money (the banks money to be more accurate) from 98 to 2001 and got another 50% by 2005. At the height of the market I could have gotten triple what I paid, but it's backed off since then (contrary to what Cleetzangy says).

I'm kinda not kidding
It'll crash as it should
BTW

This is my Comcast pet peeve

It literally makes me want to punch walls-

Housing has been grossly overvalued for about 50 years- actual values were about right in 1950 considering what you were paying for

Thats why I'm in the perfect situation right now- not having to buy... and when I retire I'm buying 48 foot long peripatetic house on water

screw em

BTW- price out the actual cost of materials and labor on your typical 2000 sq ft cookie cutter house

Its infuriating
Everything associated with the America dream has gone up exponentially in the past 40 years
Except middle class pay

Every chart you look at shows
Single Home housing / College Education / Automobile
all skyrocketing upward

If these things had simply doubled in price or even trippled we'd still be okay

Average New Car 1977: $3,800
Average annual College education including room and board: $2275
Average Home: $49,000

Cars didn't offer a whole lot of amenities in 1977 and they sucked balls. Our kids don't know what "flooding an engine" is and they'll never sit at a red light hoping their car doesn't stall, or continue to idle after you turn off the car.... Crank windows, AM/FM radio with a couple of speakers, maybe had AC, might have been a manual transmission, seats were adjustable only forward and backward, etc... people want a lot more in a car now. Also if you simply adjusted for inflation, that number would be more than double or triple today.

This ^ response type is called "Obfuscated Data Response"
Burying the original simple point inside piles of random mostly irrelevant information

Indeed, 89hen
Technology has moved forward and prices reflect that
Homes are made better too
and college educations might be more complete as well

To the point:
Middle class salaries have basically tripled in 40 years (More accurately 3.18 X)
1977 $16,000 Salary
2017 $ 51,000 Salary

Rent / Home ownership / Education / Clothing / Automotive
Have all gone up 5 x and 7 x and in some cases 15 x

The true middle class is taking a beating...
Even dual income middle class households with twin $50 K salaries effectively 6 x more than 1977
aren't keeping up as a single family making $16K in 1977

At some point, I will return to driving a 1977 or likely earlier automobile and enjoy the holy living shit out of it. I will relish its simplicity and manual everything. Do kids even know what the rolling down the window gesture means? When it breaks down I will take joy in the problem solving and character building opportunities.

Remember when electrical outages were sort of exciting and fun and not a shit show calamity?

Great strategy. You'll just wait until the list prices are $20's of thousands higher and then pay list. :kisswink:
It is, actually. It's just a house. There are more houses where that one came from and if someone wants to pay $300k for something b/c he outbid 5 other people, then so be it. It's just a house...it's not a life-saving kidney.

I ended up paying about $25k below asking. Not too shabby.

I remember when a McDonalds hamburger was 23 cents. That was awesome.
And when McDonalds turned 25 years old during my freshman year in college, they sold them for 25 cents. That was Iowawesome.

Lack of inventory will do that for prices. Once baby boomers start selling their homes in greater numbers, the prices will most likely fall again. But thanks Obama for limiting housing inventory and for Cleetzang for telling half the story. :thumb:
Nationally, housing inventory hit its lowest level on record in the first three months of 2017. The number of homes on the market dropped for the eighth consecutive quarter, falling 5.1% over the past year. Across different housing segments, starter and trade-up home inventory fell 8.7% and 7.9% year-over-year nationally.

Yes, tyvek wrapped plywood over cheap pine frames, covered by vinyl

So much better than 1950s construction

My family's built in 1840 house will still be standing well after most houses built after 2000 have biodegraded into the ground, or blown up in meth lab explosions

I'm talking about America's bestest city (according to numerous worthless periodicals)... Charleston.

All this talk of housing costs reminds me of my awesome move to buy in 2013 right as the market was starting to take off in my area....and then refinancing to a 15 year last year before interest rates started going up again*. 8-)

Heck I didn't even recognize the name Merrimac, NH, until I looked up where it was located and realized I've driven near/through it 3 times on the way to New Hampshire Motor Speedway for the NASCAR races. Its located about 13 miles outside Manchester. Turns out one of 16 Buttweiser breweries in the US is in Merrimack..
