Not to change the subject because it is so entertaining but we saw quite a bit of that here in Florida during the meltdown and subsequent (lukewarm) recovery.

Smart lenders and servicers would file a lis pendens, get the foreclosure judgment but never enforce the certificate of title and then let the property sit because it was so upside down and the occupant was still maintaining it. As soon as the values started to rise "bang" they enforced the judgment and kicked the former mortgagor out and resold it.

In other situations they rushed to get the judgment (however shady it was, remember the "robosignings'") becasue they had hedge funds waiting to pay retail for the properties and they could get HAFA $$$ out of it.
As a "smart lender", if we waited 3 years to foreclose on a property just because "it was so upside down" we didn't want it back we'd get flame sprayed by the regulators for misstating our financials, not doing our fiduciary responsibility, and get thrown out on our ear. But I guess that's just the credit union industry.
The CFPB has made it crystal clear that you credit unions are playing by a different set of rules than the banks, and not to your benefit driving many out of mortgage lending.

Yet another example of the unfair regulatory stranglehold Obama has put on the industry through Dodd Frank... of course you, 89Hen, and me are the only ones who have even the vaguest idea of what I'm referring to.

There's only one common thread among Tea Partiers, and that's small government and fiscal responsibility. The Tea Party is a lot like the Democratic Party.... lots of goofy fringe crap and loonies, but even the loons agree on the core tenets.
It sounds like we agree... They have ONE good idea
buried under a mountain of fear and ignorance
Maybe- but let's take a look at what they can realistically achieve- assuming for a moment that the majority of tea Partiers are everything you lemmings think they are:

1. Put blacks back in their place a la 1930? Nope. Can't happen.

2. Successfully wage the War on Wimmens, to include outlawing ALL abortions? Nope. Never going to happen.

3. Throw all muslins and Mexicans out of the country? Nope.

4. Take the vote away from minorities? Nope again.

5. Require the Pledge of Allegiance and prayer in schools? Nope. It would take SCOTUS about 5 minutes to depth charge that.

6. Compel some fiscal restraint on Washington and get the debt spiral under control? Hmm. Now THAT is possible.

7. Simplify and streamline the tax code? .......

Yeah let's just vilify the ONLY movement in this country that has the last two as a realistic goal, and a fringe agenda that can NEVER happen

OR

We can stick with big government statism (that works oh so well- see the ACA) and a state of perpetual global warfare.

There's tea party types aplenty in Congress, and all they have gone after is the spending. Give me a holler when they start banging the drums for the looney stuff.

Well said. It's the Republican establishment's lack of support for # 6 & 7 that concerns me about Christie as a possible POTUS.
Being wrong about a topic is called post partisanism - kalm

MAQA - putting the Q into qrazy qanon qult qonspiracy theories since 2015.

It will probably be difficult for MAQA yahoos to overcome the Qult programming but they should give being rational & reasonable a try.

Couple of boneheads. :ohno: The Tea Baggers are all, without exception, christian fundamentalists hell bent on creating a theocracy and achieving points 1 through 7. They're using tax code and spending as a smokescreen.
