My neighbor just put his house for sale today, $252 per sqft. Built in 1903. He hasn't taken care of his house, lawn or his lakefront. Can't see the lake from his house. Hope it sells, then we have a comparable for April.

Sorry. All of the houses we put a bid on turned into a bidding war, except for one. We caught it early, put in an offer and the people accepted. It's a good house, built in the 1950s but was wildly over priced (comps were expensively upgraded whereas this one isn't). The agent had to have known that their price wasn't realistic.

Rent / Home ownership / Education / Clothing / Automotive
Have all gone up 5 x and 7 x and in some cases 15 x

The true middle class is taking a beating...
Even dual income middle class households with twin $50 K salaries effectively 6 x more than 1977
aren't keeping up as a single family making $16K in 1977
Cleetus, you really can't be this obtuse. I grew up in a 3 BR, 1 BA house with four kids. That was the norm. Now people expect every kid to have their own BR and maybe even their own BR. People now have media rooms, wired for internet, giant great rooms, etc... All the 1940-1970 era homes around here are small. Anything built after 1980 is bigger and anything built after 2000 is enormous.

Just like cars, people are VOLUNTARILY paying more for homes because they want the amenities. But what do I know, I've only been in the mortgage business and in a realtor office for 19 years. You live near Google, so you're probably more of an expert on this.

That's good strategy, your original post made it sound like you were just waiting it out. That strategy fucked a lot of people. I even know folks who sold around 2002 because it was a sellers market and they figured prices would drop and they could get back in for cheaper. They couldn't afford to buy their own house back. :shock:

Oh we did, for about 6 months. But we weren't in a rush and it worked out. :thumb: It's a huge investment, I don't understand the people that rush into things b/c they have fear of missing out.

Yep. That $3,800 avg coat for a new car in 77' is over 15k in 2017 $$, which is what you could buy a new car for if you removed the cost of all the govt mandates (safety, environmental, CAFE, etc) that have been added in the last 4 years + all the high tech shit that people want nowadays. Hence why the avg cost of a new car is over 31k. Now if you could buy a car that could only do what a car in 1977 could do, with 1977 safety & technology, it wouldn't even cost you 15k..

Any idea when the glut will occur?
Should be pretty soon, but nobody has that crystal ball. Boomers have not moved as quickly as previous generations. I'm sure it's party to do with the lack of pensions and retirement earnings and many simply can't afford to move to where they want. But as they're forced to move, the inventory WILL go up and prices will probably fall.

Reason I was asking, is my neighbor and his neighbor both have their homes for sale. We were planning on selling in April. Both their houses need more work than ours, and we were planning on listing below what they are listed at. KInd of a local glut.
