Prices aren't back to 2006 levels yet, at least where I live. There are less people selling, so the houses on the market, if they are under $500K, are selling.

It's a sellers market here. Houses will sell within hours of going on the market. Every house I put an offer on i was warned of a bidding war and i've lost every house b/c i refuse to pay $10s of thousands over the offer. Fuck that. It's just a house.

There was a boom in North Dakota, where the prices went up quickly due to oil. Minnesota is more in a recovery phase, not a fast rise in prices as in a boom market.

Houses are hot at a certain price level here too, but the prices are still pretty constant. Several houses on the lake have been on the market for several months.

Housing has been grossly overvalued for about 50 years- actual values were about right in 1950 considering what you were paying for

Thats why I'm in the perfect situation right now- not having to buy... and when I retire I'm buying 48 foot long peripatetic house on water

screw em

BTW- price out the actual cost of materials and labor on your typical 2000 sq ft cookie cutter house

Its infuriating

Tell that to insurance companies. They often put a value on a house that is usually higher than what it would sell for because they are basing it on the cost of reconstruction.
