Good. I've done similar valuations (really leaning on my years as an appraiser) and I think I have about 38%. We've only owned it since 2018. Our neighborhood is highly desirable, difficult to get in but when people do, they renovate (like we did). There's a very similar house about 4 streets down for sale at $450; - i'm really hoping it sells for that or close to it.
You’re not in Cali either. My house is up about 30% in 8 years here in San Antonio.
I also bought just as things were coming out of their bottoms here in Sacto. Missed the absolute bottom by a month or two. Pure dumb luck as I got a promotion and relocation back then.

This is the kind of thing that gets the side we need to win for the good of the country right now (i.e., the Democrats) in trouble:
There's no racism here. The guy who made the decision is Black. A school guidance counselor did not use the correct metric to determine who was valedictorian and salutatorian. If the correct metric is used, two White students are selected.
Now, if they want to talk about changing the metrics, that is fine. But it looks to me like, if the metric that has been historically used is used, the two White students get the spots.

Part of that is bullshit. Cyclists cause, and get into, some nasty road accidents. But I take your point.
Cyclists are unAmerican. Most believe in climate change, too.

Happened to me a couple weeks ago. I even called Comcast to ask why and they acted all stupid. I still can only access via cell.
