You guys give the Ivy's too much credit.

The Ivy teams of late would be in the exact same place as the PL teams - trouble winning first round games.

Add playoff access and they would get better, but right now Ivy's are no better than PL. I don't understand why people get that impression?

I don't know about where you live, but in NJ and NY the assessed value isn't generally anywhere near the market value.
